If you owned your home before Marriage, it is possible that you are going to retain that home as your separate property after divorce. If you transferred title to your spouse, the court might determine that you gifted all or a portion of the equity to your spouse. If you kept the house in your name, the court will determine whether or not there was any appreciation in the value of your house I always recommend an appraisal on the marital residence or any property that you may have that accrued during the marriage. Sometimes people know what the value of their property is, whether they have had an appraisal a year ago or they have a general idea that both accept. If both parties consent to the value of the house, or the property they have, you can use that number. However, I do recommended getting an appraisal.
